Flat Fee MLS Benefits

Flat Fee MLS is a method of selling your home where instead of entering into an agreement with a real estate professional who does everything for your house sale from listing it to showing it to prospective buyers to negotiating the sale price, you only pick and select certain services that the professional will do for you and paying them a standard (flat) fee rather than a percentage of the sale price as a commission. This method allows the home seller to have all the say in the sale of the house and also makes it possible to save a lot of money in the process. It allows the home seller to list their house with a Multiple Listing Service (MLS) which gives the sale of the house considerable exposure both locally and nationally. Using Flat Fee MLS allows the home seller to have the best of two benefits, substantial exposure and cost savings.

The first and most obvious financial benefit is the saving on real estate professional’s commissions. Under the normal traditional real estate professional’s agreements, the professional usually requires a percentage, also known as a commission, for the services that they have rendered. Under a Flat Flee MLS agreement however the professional only charges a flat fee for certain specific services such as listing the property on the local MLS, negotiating on behalf of the owner or any other service that the home seller agrees to procure form the professional. These savings can be quite high, especially for properties that have a high value. When a home seller opts for a Flat Fee MLS agreement where the professional charged a flat fee, the savings for the home owner potentially stands to save thousands.  The savings are not just on the straight commissions but also on other fees that a professional charges. For example many traditional professionals charge a fee if a client changes or cancels their listing before the expiry of a minimum length of service. However under the Flat Fee MLS listing a homeowner can change their listing at any time without incurring any financial penalty.

Another significant advantage to Flat Fee is most service providers stipulate that if the seller finds his own buyer without the use of a buyer's professional, then the buyer's professional commission is eliminated, and the seller owes no professional a commission.

When it comes time for negotiating, the home owner has the flexibility and ability to negotiate the final price with the buyer themselves, or if MLS requires it, the Flat Fee MLS Listing Professional will represent the home seller’s wishes. Also, under the some real estate agreements, when both the buyer and the seller have their own agents, it means that any offers and counteroffers take time to go back and forth since each of them have to go through their different professionals which results in a lengthy negotiation process. In a volatile economic climate this back and forth can cost a lot especially when property prices keep changing. Under a flat fee MLS agreement the faster negotiation can result in financial benefits for the homeowner.

Having to pay the real estate professional’s commissions can also have a bearing on the price and consequently the sale of the house, especially where the value of the house is quite high. It means that the homeowner has a lot more flexibility in how they are going to price the house and how they go about negotiating the final price. Under most Flat Free agreements it is stipulated that when the seller gets a buyer for his house that does not have a professional representing him then the buyer’s professional’s commission is not payable. This therefore means that of both the buyer and the seller have no professionals there are no commissions payable at all which results in more money finding its way into the home owner’s bank account. These stipulations in the MLS agreements make it possible for the homeowner to get a lot more for his house and are therefore yet another financial benefit of selling the property by owner.

Preparing And Repairing Your Home For Sale

Essentials for Preparing and Repairing a Home to Sell written by: meredithc11 When you're putting your home on the market these days, chances are, you'll be facing stiff competition. Buyers today have a large selection when it comes to home sales. So, before asking a stranger to spend thousands of dollars for your palace, make sure that your home is appealing to buyers. Focusing on these basic areas will help prepare your home for a buyer's inspection and make it more appealing on the market
.
Make The Entrance Memorable

The entrance to a house is the first thing that a potential buyer sees so it's important to make a good first impression. Make sure everything at the entrance to the house works properly and looks appealing. You'll also want to patrol around the perimeter of your house and inspect it with the critical eye of a potential buyer. Clear any dead plants away from the flower beds, clip dead branches and stems, and rake your yard to make it have a fresh visual appearance. You may even want to spend a little extra time on your front lawn and flower beds, putting in new plants as needed.

Your front door and walkway are also important areas to cover. The walkway should be neat and free from any grass or leaves while having a fresh coat of paint on your front door goes a great deal towards establishing a good first impression. What color is going to be appealing? Drive around and see what other homes have to figure out a good color choice. In some areas a bright red door appears homey while in others, it may be too much. However, a navy blue or forest green are usually safe bets.

Spiff Up Your Roof

Having missing shingles or hanging gutters broadcast a warning sign to potential buyers. The house should look as presentable as possible for potential buyers. The goal is for them to focus on smaller issues like where they'll place their furniture rather than if the roof leaks. Have a roofer replace any missing shingles or tiles. If you have moss growing on the roof, have it cleaned off and check an expert's recommendations for any needed repairs or maintenance issues. They'll know what needs to be done better than you in most cases.

You'll also want to make sure that your gutters run clearly. When the weather is nice, clear the debris out of the gutters to allow free water flow. While you're up there, recaulk the gutter end caps. Aging caulk usually has leaks that drain water down the house's siding and can leave unsightly stains. If you're unsure of how to do this, call in a roofing expert again to get your gutters in tip-top shape.

Repaint and Fix Nail Holes

When you focus on the inside of the house, you'll want to make sure to patch up any nail holes in the walls. Using a lightweight putty makes this repair easy and you can patch up all the smaller holes in your wall. After drying, sand the putty until it's smooth and paint the repaired spots with primer. Then, repaint the entire wall since it's unlikely that you'll be able to hide just that small patch. Also, if your house has not been painted in over five years, repaint the entire house. Neutral, warm colors are the best choice for homes and can be done by yourself or a team of painters. A fresh coat of paint goes a long way to attracting buyers, so this is not a step to neglect.

Remove Any Smells

Smells are going to be a deal killer, even in buyers who love your home. When strangers enter your house, one of the first things that they'll notice is the smell. You won't be able to hide behind scented candles or room sprays either. Buyers can sense that you're hiding something when they smell these. To avoid this problem, clean your kitchen and bathrooms with bleach and then regrout the tiles and recaulk cracks to seal out moisture that encourages mold and milder growth that can be odorous.
If smokers have been in your house, then you'll have to spend a little extra time cleaning up. To get rid of any smoke in the house, wash the walls with a cleaner that has an alkaline builder before painting. You should also change out the furnace filter to freshen the air in the house. Then, do not allow smoking in or near the house. The smell clings to porches and clothing so it'll easily seep back in. Also, if you have a pet cat, board it away from the house while showing or clean its litter box daily.

Make Other Necessary Repairs

When you walk through your house, pay attention to scuffed floors, dinged baseboards, cabinet scratches, and other minor problems that can make your house less appealing. Most of these repairs are superficial so many people overlook them when selling a home, but these smaller areas do make a difference to buyers. If you're unsure of these areas, have a friend or real estate agent point out these areas.

Stage The House

After you've made any necessary repairs, the final step is staging the house. This means cleaning, depersonalizing, and arranging your furnishings to make the house as appealing as possible to potential buyers. The goal is for potential buyers to see themselves living in your home, so minimize any personal traces that would make them think about you. Avoid having too much furniture since having filled rooms makes your house look smaller. Minimal is best when it comes to staging, so you may even need to move some of your personal items to a storage facility while the house is on the market.

List Your Home

Whether you're selling your home as the owner or through a company, these are the key areas to focus on to sell your house promptly. Since many homeowners are unsure of how to set up their house to put on the market, use this advice to make repairs, spiff up the house, and make it appealing to buyers.

Moving Your Belongings From Your Old Home to Your New Home

After selling your home, you have to move to a new home and knowing how to move your belongings is essential. Whether you are moving to another city, state or just around the block, moving can be stressful and exciting because of the paperwork you need to complete, packing, and the process of transporting your belongs from one place to another.

If you choose to move yourself without the assistance of a professional mover, you can be almost be certain that some of your belongings may get damaged. Items like furniture may get scratched, while fragile items like plates and cups may chip. This is something that can happen to any person who is moving. However, if you pack your belongings carefully and take various precautions along the way, you can significantly minimize losses of any kind.

Complete some chores ahead of time

When moving to a new home, it is essential to do a few things before the day you intend to move. One of them is to submit the change of address forms to your local post office. You should also inform your neighbors, friends and relatives about your new address and change your address on your driver’s license, checks and other types of identification. You should also organize your paperwork for tax deduction purposes and cancel utilities at your old residence. If you are moving locally, you may transfer utilities to your new home.

It is also wise to determine what you need to have handy after you arrive to your new home. This may include a spare change of clothes, toothbrush, toothpaste, emergency numbers, eye glasses, prescriptions and schoolbooks among other things. You can place such items in a special moving bag that you can keep with you during the move.

Plan your move

It is essential to plan your move well by listing the items you need to move and identifying those that require insurance or special packing. You should then determine if you will use the services of professional movers or whether you will move your belongings on your own. If you choose to hire professional movers, make sure that you get quotes from several companies. The reason for this is that the prices that different movers charge differ. Getting quotes will enable you to know which company is charging fairly.

When asking for a quote, make sure that you also find out how much the mover will charge you to pack your belongings. A moving firm may allow you to get packing supplies from its facilities and carry out the packing on your own. This may take time but you will be able to save money.

As you search for the right moving service provider, you should also be on the lookout for hidden costs like insurance for the rental truck, gasoline and the purchase or rental of special equipment you need such as quilted furniture covers and dollies. These costs can add up and make your move more expensive than you thought it would be. Therefore, make sure that you know everything you are paying for beforehand to avoid surprises.

If you choose to move yourself, you should set some money aside for transportation of family and the possibility of applying for extra insurance. You should also plan adequately for the extra time you may spend coordinating the move. The other thing you should do is reserve a trailer or truck ahead of time. Make sure that you do not underestimate the items you have to move so that you can hire a truck of the right size.

Packing ahead of time

Packing, if possible, should be completed to the day of the move. This is crucial for moving all of your items in the shortest amount of time. If you were to move from one room to the other and have many open boxes lying all over you house, you will feel as though you are not making progress. However, if you pack room by room, you will see that you are accomplishing something and you will not have to reenter rooms that are completed.

It is also advisable not to pack your boxes with too much weight. Ideally, each box should be lighter than 50 pounds. Pack heavy items such as books in small boxes so that they will be easier to carry. You should also mark the heavy boxes so that the people moving them will know what to expect when lifting them.

One method of packing fragile items is to double boxes for added protection. Place fragile items in box that is slightly larger and surround the items with bubble wrap or old newspapers. After taping that box closed, place it inside a larger box and surround it with bubble wrap. By doing this, you will ensure that fragile items have a lot of cushioning when they are being moved. Any box that contains fragile items should have a sticker indicating that it is fragile.

You should also label the boxes clearly by writing a list of what is contained in each box. This will enable you to find the items you are looking for easily when you get to your new house. It is also wise to write the name of the room that each box needs to go into on top of the boxes. This will make it easier for you know which room each box should go to in your new home.

Check your insurance

If you have insured some valuables on a separate policy, check to see what is covered when moving. By verifying coverage with your home insurer, you can be sure that you will receive compensation for any belongings that may get lost or damaged during the move. You may want to update your home insurance and car insurance with details about your new address and any other information that may affect your rates. For instance, you may start paying lower premiums if you have a more secure parking spot for your car, gated entries, alarms and other advanced security features in your new home.

Summary

It is important to consider when moving is the number of belongings to move, the amount of time you have and your budget. Although you may not want to spend money on packing supplies, you should note that investing in the right packing materials may help you save money by minimizing the odds of your belongings getting damaged. If possible, hiring professional movers may be best because they have the necessary equipment and technology that makes the process of relocating safer and easier.

Six Tips To Sell Your Home In A Down Housing Market

The real estate market has gone through a number of ups and downs, and with uncertainty being the only certainty, it can be quite a challenge to get your home sold. At the present point of time, demand is outstripped by supply, and selling your home in a down housing market involves a lot of work. If you choose to dispense with the services of a real estate company, it is not necessary to lower the price of your home if you don’t want it to languish on the market for a long time. On the other hand, check out some smart tips that will help you get the best price possible even in an unsteady or a low market.

Tip #1 – Make Your Home Stand Out

Your home’s value goes up depending on how well you maintain it. If your garden is badly maintained, it would be a good idea to go in for some memorable landscaping that will make it stand out from the houses around it. A new roof can do wonders to your home, and so can some high-grade windows that enhance the exteriors. A fresh coat of paint will give your home a new look and make it way more attractive.
While adding custom designs to make your home stand out, remember that the designs and colours you choose should complement your home and any other amenities. This means that you should be careful not to over-improve it. Do research to see what features potential buyers might be interested in, and make improvements that will attract them and get you good returns.

Tip #2 – Clear Up Your Home

Clutter gives the illusion of less space, and this can be detrimental to your chances when you are showing your home to a potential buyer. Clearing up all clutter will help buyers see your home as it is, and picture themselves there, probably with their own belongings. Your home will also look more spacious and bright. Clearing up your home includes putting away personal items and keeping furniture to show your home as close to how it will be when it is sold.

Tip #3 – Make Your Home Ready To Move In

While clearing up your home, you should also ensure that it is in a condition to move in and buyers will be able to see it as it will be, should they choose to close the deal. All electrical fixtures and plumbing should be in working order and in line with local building rules. Doors and other appliances should be in good working condition and well maintained.

If there are any signs of old water damage, be sure to fix it before buyers arrive to inspect your home. A simple water spot on your ceiling, even from years in the past, will be detrimental to your chances of getting your home sold. When buyers see that your home is well maintained and ready to move in, they will be more likely to close the deal, rather than have to worry about the work involved in fixing up your home.

Tip #4 – Offer A Good Deal

In a down housing market, it is important that you do a lot of study on other properties in the area and offer buyers a price that will attract them. This does not mean that you have to sell your house at a dirt cheap price. Rather, it should just tempt them enough to want to inspect in and opt for it in the end. This means that you should resist the temptation to over-price your home or quote a price that seems fair to you, but that is clearly too much in the declining market.

One way in which you can get a feel of how the market is moving and what other houses are selling for is to attend open houses. You can also check local newspapers for listings and compare these houses with your home to ensure that you have the right price in mind.

Tip #5 – Be Flexible

No buyer will like to close on a deal where the seller sticks to hard and fast rules. With this in mind, try to cut down on contingencies in your contracts and keep the whole deal simple. If there is too much to choose from with your home, buyers are more likely to turn you down. If something is not absolutely essential, do not make the sale contingent on it. Buyers appreciate simple and straightforward conditions, and are as eager as you are to close the deal without hassle.

Tip #6 – Offer Some Goodies

There are millions of homes out there for sale, and you need to get your home to the notice of buyers amidst this competition. In order to do this, you need to give them something to notice with some extraordinary measures that benefit you as well as prospective buyers. One way you can do this is to offer to pay any legal fees that might be involved in the purchase of your home. If a buyer is obtaining a mortgage, you can choose to pay for the points that might have been paid for the mortgage.
You can make the deal more attractive to buyers by offering to pay them for closing costs, either entirely or in part. You could also consider offering a transferrable home warranty on appliances such as refrigerators and air conditioners. This cost may well worth be it since it makes your home more attractive than the rest.

A major push to buyers in your benefit is when you are flexible with their requests. If a buyer requests that a particular room be painted or a window replaced, complying with that request will stand to benefit you and improve your sales chances. When you are dealing with a down housing market, remember that it is these little things that will help you get the deal complete.

With the declining real estate market, selling your home requires extra work. Get your home in great shape, both on the outside as well as the inside and be prepared to be flexible during negotiations. Coupled with a good price and additional goodies, you will increase your chances of selling your home in a short time, even in a down housing market.
